Renting in Australia has its own vocabulary. Rent is usually quoted per week, you view properties at an "inspection", and you apply through a real estate agent or property manager.
Finding and viewing a place
Can I book an inspection?An inspection is a viewing of a rental property. Full phrase page โ
Is the property still available?Good to ask before you travel to the inspection.
Is it furnished or unfurnished?Most rentals are unfurnished.
Are pets allowed?You can also say "Is it pet friendly?"
Questions about money and the lease
How much is the rent per week?Rent is commonly advertised weekly, even if you pay fortnightly or monthly.
How much is the bond?The bond is a security deposit held until you move out. Rules differ between states.
How long is the lease?A lease is the rental agreement. Common lengths are six or twelve months.
Are any bills included?Ask whether water, electricity or internet are included in the rent.
Tip: Rules for bonds, notice periods and inspections are different in each state or territory. Check your state's official tenancy website before you sign.
Applying
Can I apply for this property?Most agents use an online application form.
I can provide referees and proof of income.Agents often ask for ID, proof of income and referees.
When would the property be available from?Asks for the move-in date.
Could I get a copy of the condition report?The condition report records the state of the property when you move in. Check it carefully.
